April is Fair Housing Month—a time to reflect on how far we’ve come in creating equal access to housing, and how far we still need to go.

At Linton Real Estate, Fair Housing is more than a law—it’s a responsibility. It’s about ensuring that every person has a fair shot at homeownership, regardless of gender, background, or life circumstances.

A Historic Shift: Women Leading the Way

One of the most powerful—and often overlooked—stories in real estate today is this:

Women have been quietly reshaping the housing market for decades.

When the National Association of Realtors began tracking homebuyer data in 1981, the landscape looked very different:

  • 73% of buyers were married couples
  • 11% were single women
  • 10% were single men

Fast forward to today, and the shift is undeniable:

  • Married couples now make up about 61–62% of buyers
  • Single women account for roughly 20–21%
  • Single men trail behind at about 8–9%

That means the share of single women homebuyers has nearly doubled since 1981 —and they continue to outpace single men year after year.

Even More Impactful: First-Time Buyers

Among first-time homebuyers, the trend is even stronger:

  • In 1985, only 11% of first-time buyers were single women
  • Today, that number has climbed to 24–25%

Women aren’t just participating—they are entering the market independently and in growing numbers.

Why This Matters for Fair Housing

This isn’t just a statistic—it’s a reflection of progress.

Not long ago, women faced major barriers to homeownership, including limited access to credit and lending. Today, they are:

  • Purchasing homes on their own
  • Building equity and financial independence
  • Driving a major share of housing demand

In fact, single women now represent one of the largest groups of homebuyers—second only to married couples .

That is a powerful testament to what happens when access expands and opportunities open up.

But the Work Isn’t Finished

Fair Housing Month is also a reminder that challenges still exist:

  • Affordability remains a major barrier, especially in markets like Flagstaff
  • Wage disparities still impact buying power
  • Inventory shortages continue to push first-time buyers out

Even with these hurdles, women are still stepping forward—often making significant financial sacrifices to achieve homeownership.
